The objective was to deliver an accurate and reliable assessment of the portfolio’s market value, providing critical insights to support the client’s strategic planning and decision-making.
Our process began with a detailed review of the portfolio, including property locations, operational performance, market positioning, and competitive landscape. We worked closely with the client’s team to gather financial data, occupancy and revenue figures, and operational reports for each property in the chain. This enabled us to develop a granular understanding of both individual asset performance and the portfolio as a whole.
The valuation process incorporated multiple methodologies, including the income capitalisation approach and market comparables analysis, ensuring a balanced and credible outcome. We also conducted site visits to assess property conditions, brand standards, and local market dynamics, allowing us to cross-reference operational data with real-world observations.
In parallel, we analysed economic and tourism trends, factoring in market-specific variables such as seasonality, demand drivers, and future development pipelines. Our team synthesised this data into a comprehensive valuation model, providing a robust foundation for informed discussions with stakeholders.
The final deliverable included a detailed valuation report highlighting key findings, market insights, and the portfolio’s value under current market conditions. This report served as a valuable tool for the client, aiding in future investment planning, performance benchmarking, and strategic growth initiatives.
