Market study and valuation of an upscale hotel to be located within Montréal’s Olympic Parc
Our consultants were engaged to conduct a market study and valuation for a proposed upscale hotel within Montréal’s Olympic Parc. The client required a detailed assessment of market demand, competitive positioning, and financial feasibility to support development planning and investment decisions.
The engagement began with an in-depth market study, evaluating the broader hospitality landscape in Montréal and the specific demand drivers within the Olympic Parc area. We analysed visitor trends, major events, and potential corporate and leisure demand sources, assessing their impact on hotel performance. The study also considered the influence of existing attractions, sports facilities, and planned developments in shaping future demand.
A competitive benchmarking analysis was conducted, reviewing comparable upscale hotels across Montréal to determine appropriate positioning, expected occupancy levels, and pricing strategies. The analysis included an evaluation of brand presence, service offerings, and customer segmentation to identify opportunities for differentiation.
Building on these insights, we prepared a valuation of the proposed hotel using income-based and market comparison methodologies.
