Project Scope

Horwath HTL was engaged to conduct a Market and Feasibility Study for the first internationally branded resort on an island off the east coast of West Malaysia. This project marked a significant milestone in the region’s tourism development, aiming to introduce a globally recognised hospitality brand to a destination renowned for its natural beauty and cultural richness.

The study began with a detailed analysis of the regional and local tourism landscape, focusing on the island’s potential as a luxury destination. Key demand drivers were identified, including its pristine beaches, marine biodiversity, and appeal to both international and domestic travellers seeking exclusive island experiences. The analysis also considered regional connectivity, seasonal travel patterns, and infrastructure development plans to evaluate accessibility and future growth potential.

As part of the market analysis, we benchmarked the proposed resort against comparable island destinations and properties in Southeast Asia, assessing performance metrics such as average daily rates (ADR), occupancy levels, and guest demographics. This helped define the resort’s optimal positioning within the competitive landscape and identify opportunities to establish it as a unique offering in the market.

Our financial feasibility assessment included revenue forecasts, development cost analysis, and profitability projections, providing the client with a clear understanding of the project’s financial viability. We also evaluated the impact of aligning the resort with an international brand, highlighting benefits such as enhanced marketability, operational efficiencies, and access to a global distribution network.

The final recommendations delivered a comprehensive framework for developing and positioning the pioneer resort, including strategies to leverage the island’s natural and cultural assets while adhering to sustainability principles.
