Hotel Development & Operator Selection

Horwath HTL was engaged to provide independent strategic and commercial advisory services for a proposed hotel development within a major mixed-use precinct. The engagement encompassed a comprehensive, multi-stage approach to support the client’s decision-making and optimise the commercial outcome of the project.

Project Scope

Our work began with a detailed market analysis, assessing the current and projected performance of the local hotel and tourism sector, evaluating the competitive landscape, and identifying the most suitable accommodation concepts and management models for the site. This included site appraisals, SWOT analysis, and the identification of potential synergies with other elements of the development.

Subsequent stages involved preparing market demand and financial feasibility studies, including revenue and occupancy projections, to inform investment decisions.

Horwath HTL also managed a structured operator search and selection process, preparing documentation, evaluating submissions, and recommending a shortlist of suitable hotel operators and brands.

Finally, we provided commercial advice and negotiation support for hotel management and related agreements, ensuring alignment with industry standards and the client’s objectives.

Outcomes & Benefits to the Client

Horwath HTL’s structured methodology and deep sector expertise provided the client with:
• A robust, independent assessment of market opportunities and risks
• Clear recommendations on optimal hotel product, positioning, and management structure
• Financial projections to underpin business case development
• Access to a targeted pool of qualified hotel operators and brands
• Enhanced commercial terms through expert negotiation support.

Our involvement enabled the client to make informed investment decisions, maximise project value, and secure a hotel partnership aligned with the broader vision for the precinct.
