Hilton Clark Sun Valley Resort

Horwath HTL was engaged to provide comprehensive advisory services for the development of the Hilton Clark Sun Valley Resort, situated within a 304-hectare integrated resort complex that includes the Clark Sun Country Club. The scope of the engagement included a market study, development recommendations, financial feasibility analysis, operator selection, and contract negotiations.


Project Scope

Horwath HTL was engaged to provide comprehensive advisory services for the development of the Hilton Clark Sun Valley Resort, situated within a 304-hectare integrated resort complex that includes the Clark Sun Country Club. The scope of the engagement included a market study, development recommendations, financial feasibility analysis, operator selection, and contract negotiations.

The market study focused on evaluating the potential for a luxury resort in the context of the integrated complex, considering local and international demand drivers. A detailed competitive analysis was conducted to benchmark the resort against similar properties in the region, identifying market gaps and opportunities. The study also examined synergies with the existing country club and the broader integrated development, ensuring the proposed resort would complement and enhance the overall appeal of the complex.

Based on the findings, Horwath HTL provided tailored development recommendations, including optimal room configurations, facilities, and service offerings to meet the needs of the target market. Financial feasibility analysis included revenue projections, operating cost estimates, and return-on-investment modelling, giving the client a clear picture of the project’s economic viability and risk profile.

Following the feasibility analysis, Horwath HTL conducted a targeted operator search, identifying and evaluating potential operators whose expertise and brand aligned with the vision for the resort. The engagement culminated in negotiations with Hilton Worldwide, resulting in a successful management contract for the Hilton Clark Sun Valley Resort. Horwath HTL ensured that the contract terms were favourable, balancing operational requirements with the client’s strategic and financial objectives.

The result was a well-conceived and strategically positioned luxury resort, now managed by Hilton Worldwide, that complements the integrated resort complex and maximises the development’s appeal to both domestic and international markets. Horwath HTL’s involvement provided the client with a seamless process from initial concept to operator selection, setting the foundation for the resort’s success.
