Project Scope

Horwath HTL was retained to conduct a feasibility study for a proposed luxury eco-tourism hotel and branded residences in La Paz, Baja California Sur, Mexico. The project aimed to assess the viability of this development, providing the client with actionable insights into market potential, operational considerations, and financial performance.

The study began with an in-depth analysis of the regional tourism market in Baja California Sur, focusing on La Paz as an emerging destination for eco-tourism. Visitor demographics, travel trends, and demand drivers were examined, with particular attention to the increasing popularity of sustainable and experiential travel. The analysis also considered the region’s natural attractions, including its pristine beaches, marine biodiversity, and proximity to UNESCO-protected areas.

A comprehensive market analysis was conducted to benchmark the proposed development against existing and planned luxury accommodations and residential offerings in the region. This included an evaluation of competing properties’ positioning, pricing strategies, and service levels, highlighting gaps in the market that the new project could address.

The feasibility study also explored the integration of sustainability principles into the design and operations of the hotel and residences. Recommendations were made to align the development with eco-tourism standards, including renewable energy use, water conservation, and community engagement initiatives, to enhance its appeal to environmentally conscious travellers and investors.

Financial modelling was a critical component of the study, projecting revenue streams from hotel operations, branded residence sales, and ancillary services. The analysis incorporated different scenarios to account for market fluctuations and operational variables, ensuring robust and realistic financial projections.

The final deliverable was a detailed feasibility report, including market insights, operational recommendations, and financial projections. This report provided the client with a clear roadmap to proceed with confidence, ensuring the proposed development’s alignment with market demand and sustainable tourism practices.
