Operator Search, Selection with Commercial Terms

A comprehensive search, selection and negotiation process and with recommendation for the most appropriate Hotel Management Company to manage the Hotel Project.

Project Scope

Horwath HTL was engaged to conduct a comprehensive operator search, selection, and negotiation process for a hotel project. The objective was to identify and recommend the most suitable hotel management company to operate the property, ensuring alignment with the project’s vision, market positioning, and commercial objectives.

The engagement began with a detailed assessment of the hotel project’s concept, target markets, and financial objectives. This analysis helped define the operational and brand requirements needed to support the property’s success. Based on these criteria, we developed a targeted list of potential operators with proven expertise and brand equity that matched the project’s needs.

Our team coordinated a structured operator search process, including outreach, information exchange, and initial discussions with prospective management companies. We conducted thorough evaluations of their proposals, focusing on brand alignment, operational capabilities, and track records in similar markets. Key aspects such as marketing reach, operational standards, and support infrastructure were critically assessed.

The selection process included negotiation of commercial terms, including management fee structures, performance metrics, brand standards, and termination clauses. We ensured the terms were competitive and aligned with the client’s long-term financial and strategic objectives.

Following the evaluation, we presented a recommendation for the most suitable hotel management company, supported by a detailed comparison of all shortlisted candidates. Our recommendations highlighted both qualitative and quantitative considerations, offering the client a clear rationale for the decision.

This process culminated in securing a hotel management agreement (HMA) that provided a strong foundation for the project’s operational success. The engagement demonstrated Horwath HTL’s expertise in bridging project requirements with operator capabilities, ensuring optimal partnerships for hospitality developments.
