Valuation and Feasibility Study for Proposed Mountain Hotel

Horwath HTL was engaged to provide a comprehensive suite of services, including a Highest and Best Use (HBU) study, valuation, and technical due diligence for a proposed new mountain hotel.

Project Scope

Horwath HTL was engaged to provide a comprehensive suite of services, including a Highest and Best Use (HBU) study, valuation, and technical due diligence for a proposed new mountain hotel. The objective was to guide the client in optimising the project concept, establishing an accurate market value, and ensuring technical feasibility, setting a strong foundation for successful development.

The HBU study focused on identifying the optimal use of the site, considering its location, accessibility, and market dynamics in the mountain hospitality sector. Factors such as regional tourism trends, guest preferences, and competitive offerings were analysed to recommend a concept that maximised both financial viability and market appeal. The study explored potential configurations, such as luxury accommodations, wellness-oriented facilities, or mixed-use options, to align with evolving demand in mountain tourism.

The valuation phase involved a detailed financial analysis, benchmarking the proposed project against comparable properties to establish a realistic market value. Revenue assumptions, operating costs, and anticipated investment returns were critically evaluated to ensure that the project’s financial projections were achievable and aligned with market conditions.

Technical due diligence was conducted to assess the feasibility of the proposed development from an engineering and operational perspective. This included a review of architectural plans, construction requirements, and compliance with local regulations. The analysis also addressed potential challenges related to the mountain environment, such as access, seasonal operations, and sustainability considerations, ensuring that the project was both viable and aligned with best practices.

The final deliverable was an integrated report providing actionable recommendations for the project’s concept, financial outlook, and technical execution. By delivering a thorough and multidisciplinary analysis, Horwath HTL enabled the client to proceed confidently with the development, ensuring the proposed mountain hotel was well-positioned for long-term success in a competitive market.
