Dhofar Beach Resort Feasibility Study

Horwath HTL was commissioned to undertake a feasibility study for the Dhofar Beach Resort, a planned 80,000 m² beachfront luxury hotel development in Dhofar, Oman.

The resort will feature 220 guest rooms, two presidential suites, and 66 luxury villas, each with outdoor living terraces, private swimming pools, and sea views.


Project Scope

Horwath HTL was commissioned to undertake a feasibility study for the Dhofar Beach Resort, a planned 80,000 m² beachfront luxury hotel development in Dhofar, Oman. The resort will feature 220 guest rooms, two presidential suites, and 66 luxury villas, each with outdoor living terraces, private swimming pools, and sea views.

The study included an analysis of the planned facilities, which comprise several dining options, including an all-day dining restaurant, an exclusive venue for villa guests, and a seafood restaurant. Additionally, the resort will offer a large Hammam spa with six treatment rooms, catering to the wellness needs of future guests.

Recreational and event facilities include a multipurpose hall, tennis courts, a kids’ club, and a conference centre designed for large-scale events. The conference centre will offer a grand ballroom, a junior ballroom, and four meeting rooms, making the resort suitable for both leisure and business markets.

Our market analysis focused on the demand for luxury beachfront resorts in the region, assessing potential guest profiles, market positioning, and pricing strategies. We also evaluated the competitive landscape, considering other high-end resorts in the area and broader market trends in Oman’s luxury tourism sector. Financial projections were developed based on anticipated occupancy levels, average daily rates (ADR), and revenue per available room (RevPAR).

This feasibility study provided the client with a clear understanding of the resort’s market potential, outlining the financial viability of the project and offering strategic recommendations to optimize the resort’s performance once operational.
