The study began with a detailed analysis of San Miguel de Allende’s hospitality and real estate markets, focusing on its reputation as a UNESCO World Heritage Site and its strong appeal to affluent travellers and second-home buyers. Key demand drivers, such as the city’s vibrant arts scene, culinary offerings, and cultural heritage, were examined to understand their impact on both hotel stays and residential sales.

A competitive analysis was conducted to benchmark the proposed project against existing luxury hotels and branded residences in the region. This included a review of occupancy rates, average daily rates (ADR), and residential sales trends, highlighting gaps in the market and opportunities for differentiation.
