Horwath HTL UK was approached by a European serviced apartment operator to review their short-form operating budget of selected properties in London and Birmingham


Project Scope

Our team was engaged to conduct a budget review for a serviced apartment operator seeking to optimise financial performance and align their budget with strategic objectives. The project required a detailed analysis of current expenditures, revenue streams, and operational processes to identify inefficiencies and opportunities for improvement.

We began by collaborating with the client’s finance team to gather and review existing budgetary data. This included analysing historical financial records, occupancy trends, and revenue performance across their portfolio of properties. Particular attention was given to variable costs, such as utilities and maintenance, as well as fixed costs like lease agreements and staffing expenses. This comprehensive review allowed us to benchmark the client’s financial metrics against industry standards.

To complement the quantitative analysis, we conducted site visits and interviews with operational staff to gain insights into day-to-day processes and resource allocation. This provided a clear understanding of the factors influencing cost structures and highlighted potential areas where operational adjustments could yield savings or efficiency gains.

Using this information, we identified several key areas for improvement, including streamlining procurement processes, optimising pricing strategies during peak and off-peak periods, and enhancing energy efficiency to reduce utility costs. Our team also developed a revised budget framework, incorporating these adjustments and providing a more accurate projection of future financial performance.

The final deliverable was a detailed budget review report, accompanied by actionable recommendations to improve cost management and revenue optimisation. By implementing these strategies, the client gained greater financial control and positioned their serviced apartments for sustainable profitability in a competitive market.
