Chalet Concept Best-Use Analysis and Feasibility Study

The client requested a market analysis and a review of the current plans for a chalet concept in the Austrian Alps, situated at the entrance to a national park in an exceptionally natural setting.


Project Scope

Horwath HTL was engaged to conduct a combined best-use analysis and feasibility study for a property to determine its optimal development strategy and financial viability. The objective was to identify the most suitable use for the site that maximised value, aligned with market demand, and supported the client’s long-term objectives.

The project began with a detailed site analysis, evaluating its physical characteristics, location advantages, zoning regulations, and infrastructure. This assessment was supplemented by a comprehensive market analysis to understand local economic conditions, demand drivers, and competitive dynamics. Factors such as demographics, tourism trends, and business activity were considered to identify viable development scenarios.

Using these insights, we developed several development concepts, such as hospitality, mixed-use developments, or residential projects. Each concept was evaluated for its alignment with market demand, site potential, and strategic fit. We conducted a financial analysis for each scenario, modelling projected revenues, costs, and returns on investment. Sensitivity analyses were performed to assess how various factors, such as changes in market conditions or project costs, could impact financial outcomes.

The best-use analysis focused on comparing these scenarios to determine the optimal development approach. Factors such as market positioning, operational sustainability, and long-term growth potential were considered alongside financial metrics to ensure a balanced recommendation.

The feasibility study delved deeper into the recommended concept, providing detailed insights into the operational and financial aspects of the proposed development. This included an analysis of risks and opportunities, along with actionable strategies to mitigate challenges and enhance project success.

The final deliverable was a comprehensive report combining the findings of the best-use analysis and feasibility study. This report provided the client with a clear understanding of the property’s potential and a strategic roadmap for implementation.
