Project Scope
Horwath HTL Italy was engaged to define the most suitable and profitable lodging portfolio for a new tourism destination within a Free Economic Zone on the island of Antigua. The objective was to optimise the project’s composition to attract investments, secure capital, and bring managerial expertise to support the development of the hospitality sector in the Antigua Free Zone.
The engagement began with a comprehensive market analysis to assess Antigua’s tourism trends, demand drivers, and competitive landscape. Particular attention was given to the potential of the Free Economic Zone to leverage tax incentives, strategic location, and its appeal to both leisure and business travellers. The study identified opportunities for a diversified lodging portfolio catering to various market segments, including luxury resorts, boutique hotels, midscale accommodations, and extended-stay properties.
Based on the findings, Horwath HTL developed a detailed lodging portfolio strategy, outlining the optimal mix of nine proposed hotels. Each property was designed to address specific market demands, ensuring a balanced offering that maximises revenue potential and guest satisfaction. The strategy incorporated considerations for sustainable practices, experiential travel trends, and alignment with Antigua’s broader tourism objectives.
Individual business plans were created for each of the nine proposed hotels, including revenue projections, cost structures, and return on investment (ROI) analyses. These plans provided a roadmap for development, highlighting key operational and financial metrics to ensure feasibility and market competitiveness.
Horwath HTL also supported the transaction process, assisting stakeholders in attracting investment and capital while facilitating partnerships with experienced operators. This included preparing investor presentations, providing market insights, and structuring deals that aligned with the Free Zone’s strategic goals.
By delivering a tailored and data-driven approach, Horwath HTL Italy enabled the successful planning and initiation of the tourism destination in the Antigua Free Zone, positioning it as a key driver of economic growth and hospitality excellence on the island.
