Project Scope

Horwath HTL was engaged to conduct a concept development and feasibility study for a proposed hotel in the Seestadt district, one of the largest and most ambitious urban development projects in Europe. The study aimed to evaluate the project’s market potential, operational feasibility, and financial viability while crafting a hotel concept aligned with the district’s vision as a forward-thinking, sustainable urban hub.

The project began with an in-depth analysis of Seestadt’s urban development plans, including its focus on sustainability, innovative infrastructure, and community-centric design. The study assessed how the hotel could integrate with the district’s broader objectives, catering to its diverse audience of residents, business travellers, and leisure visitors.

Market research was conducted to evaluate demand for hospitality services in the Seestadt area and its connection to Vienna’s broader tourism ecosystem. The study analysed local and regional travel trends, potential demand drivers, and target segments, including corporate travellers from the area’s growing business district, leisure guests drawn to Vienna’s attractions, and long-stay residents.

Horwath HTL developed a tailored hotel concept, proposing a mix of accommodation types and services to address identified market needs. Recommendations included flexible room configurations, co-working spaces, and sustainability-focused amenities that reflect Seestadt’s innovative ethos. The concept also emphasised communal spaces and local engagement to create a sense of place within the development.

Financial modelling projected potential revenues, operational costs, and returns on investment (ROI) under different scenarios. Sensitivity analyses were performed to ensure the project’s resilience against market fluctuations and operational risks. The study also explored potential branding opportunities and partnerships to enhance the hotel’s market positioning.

The final deliverable was a comprehensive report, including strategic recommendations for the hotel’s development, operational framework, and financial planning.
