Horwath HTL provided comprehensive planning and financial feasibility services for the InterContinental Bali Sanur, a luxury beachfront resort targeting affluent leisure travelers. This project aimed to validate the financial viability of the development and ensure alignment with the InterContinental brand’s standards.

Our market analysis focused on Sanur’s positioning as a quieter alternative to Bali’s busier regions. We examined tourism growth, demand for luxury accommodations, and guest preferences, identifying significant opportunities to cater to couples, wellness travelers, and high-net-worth families. Competitive analysis revealed a gap in the market for a resort offering upscale, tranquil, and culturally immersive experiences.

The financial feasibility study assessed development costs, including land acquisition, construction, and pre-opening expenses. Revenue projections were based on anticipated ADR, occupancy rates, and ancillary income from wellness services, dining, and events. We incorporated sensitivity analyses to account for market fluctuations, ensuring a realistic financial outlook.

Additionally, we recommended integrating Balinese cultural elements into the resort’s design and programming, such as local art collaborations, traditional spa therapies, and culinary experiences. These elements were designed to differentiate the resort and elevate its appeal in the luxury segment.

The final deliverable included a financial model, strategic recommendations, and an implementation plan that positioned the InterContinental Bali Sanur as a flagship luxury destination capable of achieving sustainable profitability.
