The assignment began with a detailed property assessment, evaluating the physical condition, operational efficiency, and alignment with the Holiday Inn brand standards. This included a review of the property’s layout, amenities, and compliance with market expectations to identify any immediate or future capital expenditure needs.
A market feasibility assessment was conducted to determine the hotel’s competitiveness and alignment with demand in the West Perth market. This analysis included a review of tourism and business travel trends, competitor performance, and demand drivers such as local infrastructure, corporate activity, and leisure attractions.
The hotel’s historical performance and trading data were analysed to assess its revenue streams, cost structure, and profitability. This step provided insights into past operational performance and opportunities for optimisation under new ownership.
