The conceptual design of a hotel in the Edifício 9 de Julho focused on transforming this historic building into a distinctive hospitality destination, balancing heritage preservation with modern functionality. Our consultants were engaged to develop a concept that aligned with market demand while respecting the architectural integrity and cultural significance of the property.
The process began with a detailed assessment of the building’s physical structure, identifying opportunities and challenges in adapting it for hotel use. Given its historic nature, the design approach prioritised the integration of original architectural features with contemporary hospitality requirements. We worked to ensure compliance with local regulations while optimising space for guest rooms, public areas, and service operations.
A thorough market study was conducted to determine the optimal positioning of the hotel. This involved analysing local demand drivers, target customer segments, and competitive offerings to define a concept that would differentiate the property within the hospitality landscape. We explored various positioning strategies, including boutique, lifestyle, or luxury offerings, to identify the most viable and commercially attractive model.
The spatial planning phase focused on maximising guest experience and operational efficiency. We developed layout strategies for room configurations, food and beverage outlets, wellness facilities, and public spaces, ensuring a seamless flow between the hotel’s different functions. Special attention was given to activating shared spaces, such as a rooftop terrace or cultural hub, to enhance guest engagement and community interaction.
Financial modelling supported the feasibility of the concept, with projections on capital investment, operational costs, and revenue generation. Scenario analyses were conducted to evaluate different pricing strategies, occupancy projections, and potential risks associated with the adaptive reuse of the building.
The final conceptual design provided a clear vision for transforming Edifício 9 de Julho into a unique hotel destination, combining heritage with contemporary hospitality trends. Our work offered the client a strategic roadmap for development, ensuring market alignment, operational efficiency, and financial sustainability.
