Horwath HTL Spain was instructed by the buyer of the asset to prepare, on behalf of the buyers, a Fair Market Value of the company developing this 100-room luxury Hotel as part of Acquisition Due Diligence.


Project Scope

Immediately before the opening of the hotel, Horwath HTL Spain was instructed to carry out a market valuation of the hotel asset for the purposes of refinancing.

Horwath HTL Spain was engaged by the buyer to conduct a Fair Market Value (FMV) assessment of the company developing a 100-room luxury hotel, as part of the acquisition due diligence process. This project required a comprehensive evaluation of both the hotel asset and the company responsible for its development, ensuring the buyer had a full understanding of the value and potential return on investment before proceeding with the transaction.

Our team carried out a thorough analysis of the hotel’s financial projections, market positioning, and development progress, alongside a review of the local luxury hotel market and competitive landscape. We assessed key performance indicators such as projected average daily rate (ADR), occupancy levels, and revenue per available room (RevPAR), while also factoring in future demand drivers, such as local tourism growth and economic conditions.

Additionally, we conducted a detailed analysis of the company’s financial health, development expertise, and track record in delivering high-end hotel projects. This included reviewing contracts, financial statements, and legal obligations tied to the project. Our FMV assessment provided the buyer with a clear, data-backed understanding of the hotel’s current and future value, ensuring they could make an informed investment decision with confidence during the acquisition process.
