Rental Study for Hotel Abba Fonseca, Salamanca
Horwath HTL was retained to perform a business and lease review of Hotel Abba Fonseca, a 4-star hotel located in the historical center of Salamanca. The project aimed to assess the viability of current lease conditions and propose adjustments based on market benchmarks and operational performance.
Project Scope
The review included financial track records (2015–2019), analysis of 2020 budget deviations, future projections, and lease clause evaluation. The outcome offered both fixed and variable rent suggestions aligned with sustainable profitability for the operator.
