Project Scope

Horwath HTL was engaged to conduct a redevelopment planning and financial feasibility study for a stalled hotel and serviced apartment development on Gatot Subroto, a prominent commercial area in Central Jakarta. The objective of the study was to assess the project’s potential for revitalisation and provide a strategic roadmap for its successful completion and market entry.

The project commenced with a thorough analysis of the current development status, including a review of existing design plans, structural progress, and compliance with zoning and regulatory requirements. This was complemented by a market study to evaluate demand for hotel and serviced apartment accommodations in Central Jakarta, focusing on the area’s strategic location as a business hub.

Competitive benchmarking was conducted to position the development against similar projects in the area, highlighting opportunities to refine its design, service offerings, and market appeal. This analysis provided the basis for recommending adjustments to better align the project with market demand, such as reconfiguring room layouts, enhancing amenities, and tailoring services to target corporate and extended-stay guests.
