Feasibility Study for Proposed Large Conference Hotels

Project Scope

Our Dublin office recently conducted a comprehensive feasibility study for the development of two large conference hotels in Dublin and Limerick, pivotal locations for Ireland’s Meetings, Incentives, Conferences, and Exhibitions (MICE) market. The study was commissioned to provide detailed insights into the potential size, scope, and facilities of these strategic assets, along with robust financial projections to guide development decisions.

Dublin, as Ireland’s primary gateway, and Limerick, positioned as the closest access point to the Wild Atlantic Way, were chosen for their strategic importance in attracting both international and domestic travellers. Our analysis included an evaluation of market demand, competitive landscapes, and infrastructure capabilities for hosting large-scale conferences and events. This involved extensive data collection, stakeholder consultations, and a detailed review of regional tourism trends.

The team recommended tailored designs for each location, considering the specific needs of the MICE market. For Dublin, a larger-scale hotel with significant conference capacity was proposed to align with its role as a hub for international business events. In Limerick, the focus was on creating a facility that leverages its proximity to scenic destinations, offering versatile spaces suitable for both corporate and leisure events.

Future financial projections were developed using conservative and optimistic scenarios, providing the client with clear visibility into expected returns under varying market conditions. Additionally, the recommendations included insights on sustainable design and operational efficiency to ensure long-term viability.
