Operator Search for Conversion of Historic Upscale Hotel
Horwath HTL was engaged to support a client in identifying a suitable hotel operator for the conversion of a historic building into an upscale 69-suite hotel with a gourmet restaurant.
Located in Alsace, our focus was on identifying suitable operators within the DACH region to ensure strong regional alignment and expertise. We accompanied the process from the initial outreach through to the letter of intent. Our approach successfully secured an operator with the experience and vision to bring this unique project to life.
Project Scope
We were engaged to support a client in identifying a suitable hotel operator for the conversion of an existing property into a hospitality venue. We conducted a search and evaluation of potential operators for the conversion of a historic building into an upscale hotel with a gourmet restaurant.
Located in Alsace, our focus was on identifying suitable operators within the DACH region to ensure strong regional alignment and expertise. We accomopanied the process from the initial outreach through to the letter of intent. Our approach successfully secured an operator with the experience and vision to bring this unique project to life.
The aim was to ensure alignment between the operator’s brand and expertise and the potential of the property, while fulfilling the client’s strategic objectives.
The project began with a detailed assessment of the property’s attributes, including its physical infrastructure, location, and market potential. A thorough market analysis was conducted to understand local demand, competitive dynamics, and the optimal positioning for the converted property. This groundwork enabled us to identify the type of operator best suited to enhance the property’s value and operational potential.
Working closely with the client, we developed a clear set of criteria for operator selection. These criteria included alignment with the desired market positioning, proven operational expertise, financial stability, and the ability to deliver on brand promises. A wide range of potential operators was identified through our extensive industry network, and initial expressions of interest were reviewed to shortlist the most viable candidates.
The shortlisted operators were invited to participate in a comprehensive proposal process. Each proposal was evaluated for its operational strategy, financial projections, and compatibility with the client’s vision for the property. Our team facilitated in-depth discussions with the candidates to clarify their approaches and assess their commitment to the project.
Following a rigorous evaluation, we provided the client with a recommendation that highlighted the operator most capable of achieving the desired outcomes. Once the preferred operator was selected, we assisted in negotiating the terms of the management agreement, ensuring the partnership was structured to meet both operational and financial objectives.
The successful completion of this project reinforced our expertise in guiding clients through the complex process of operator selection, ensuring that property conversions are strategically positioned for long-term success.
