Horwath HTL was engaged to conduct a Market Analysis and Financial Feasibility Study for two key hospitality projects in Malawi: the proposed Sunbird Capital Apartment in Lilongwe and the Sunbird Nkopola Five Star Hotel on the shores of Lake Malawi. The study aimed to assess the viability of these developments and provide strategic recommendations to optimise their potential.

For the Sunbird Capital Apartment, the focus was on addressing the growing demand for serviced apartments in Lilongwe, driven by the city’s expanding role as a hub for business and government activity. We analysed current market trends, competitive offerings, and demand drivers to identify the ideal target market, pricing structure, and positioning strategy. Our findings highlighted the rising preference for extended-stay accommodation among business travellers and expatriates, confirming the project’s market potential.

The Sunbird Nkopola Five Star Hotel project presented an opportunity to create a premier luxury destination on Lake Malawi, appealing to both international tourists and high-net-worth domestic travellers. Our analysis examined the competitive landscape, guest expectations for luxury offerings, and the destination’s unique value proposition. We evaluated market demand for high-end leisure experiences, particularly eco-tourism and water-based activities, which positioned the project as a key driver of regional tourism growth.

Comprehensive financial models were developed for both projects, incorporating revenue forecasts, cost estimates, and return-on-investment analysis. Our recommendations included optimal development scales, phased implementation strategies, and risk mitigation measures to ensure financial sustainability.

The study provided Sunbird Hotels with the insights needed to make informed investment decisions, helping to strengthen their portfolio and position them as leaders in Malawi’s evolving hospitality landscape. Horwath HTL’s expertise ensured these projects were tailored to meet market needs while aligning with broader economic and tourism objectives.
