ITDC & HCI – Divestment Valuation
The India Tourism Development Corporation (ITDC) and Hotel Corporation of India Ltd (HCI) were looking to privatize of these assets and assigned Horwath HTL India as Valuation Advisors.
Project Scope
Horwath HTL India was engaged as Valuation Advisors for the divestment of assets owned by the India Tourism Development Corporation (ITDC) and Hotel Corporation of India Ltd (HCI). This strategic initiative aimed to facilitate the privatisation of key hospitality assets, supporting the government’s broader agenda of increasing private sector participation in the tourism and hospitality sectors.
The valuation process involved a comprehensive assessment of the portfolio, which included iconic hotel properties strategically located across India. Horwath HTL India conducted detailed evaluations of each asset’s market positioning, operational performance, and potential for future growth under private ownership. The analysis considered factors such as location advantages, existing infrastructure, brand potential, and revenue-generating capabilities.
A benchmarking exercise was performed to compare the assets against similar properties in the market, ensuring the valuations reflected current market conditions and investor expectations. The financial assessment incorporated revenue forecasts, operating cost structures, and projected returns under different operational scenarios. This approach provided a holistic view of the assets’ potential value to prospective private operators.
Horwath HTL India’s extensive experience in the hospitality industry and expertise in valuations ensured a robust and transparent process, creating a strong foundation for the privatisation initiative. The deliverables included detailed valuation reports and strategic insights, which played a critical role in enabling ITDC and HCI to engage effectively with potential investors and stakeholders.
By facilitating a clear understanding of the assets’ value and growth potential, Horwath HTL India supported the divestment process, ensuring alignment with both governmental objectives and market expectations. This initiative underscored Horwath HTL India’s capabilities in delivering high-impact advisory services for large-scale hospitality transactions.
