Horwath HTL Spain, in collaboration with our UK office, was engaged to conduct an independent valuation of a hotel portfolio for a large UK-based group preparing for a listing on the Singapore Stock Exchange. The portfolio included a diverse range of hotels, requiring a detailed analysis of each property to determine the overall market value, which would support the group’s financial reporting and listing requirements.

The project began with a thorough evaluation of each hotel’s operational performance, focusing on key financial metrics such as occupancy rates, average daily rate (ADR), and revenue per available room (RevPAR). We compared these figures against relevant benchmarks in the UK hospitality market, considering each property’s specific market positioning, location, and competitive environment.

In addition to operational performance, our valuation considered broader market conditions across the UK, including demand trends for both business and leisure travel, economic factors influencing the sector, and regional tourism data. This macroeconomic context was essential for understanding the growth potential and risks associated with the portfolio.
