Project Scope
Horwath HTL was engaged to conduct a feasibility study for a new master plan development in Bahía de Banderas, Nayarit, Mexico. The project aimed to assess the viability of a large-scale, integrated development that would combine hospitality, residential, retail, and recreational components, capitalising on the region’s growing appeal as a luxury tourism and lifestyle destination.
The study began with a detailed analysis of Bahía de Banderas’ market conditions, focusing on tourism trends, residential demand, and economic activity in the area. The region’s unique attributes, including its pristine beaches, accessibility from major markets, and increasing popularity among international and domestic travellers, were critical factors in shaping the development’s potential.
A market analysis was conducted for each component of the proposed master plan. The hospitality segment was evaluated based on trends in hotel occupancy, average daily rates (ADR), and competitive positioning within the luxury and upscale segments. The residential component was assessed in terms of demand for vacation homes, investment properties, and year-round residences. Retail and recreational facilities were analysed to determine their potential to enhance the overall appeal of the development and attract both residents and visitors.
The feasibility study included recommendations for the optimal mix and phasing of the development’s components to align with market demand and maximise financial performance. Sustainability and environmental stewardship were emphasised, ensuring the project’s alignment with best practices and the expectations of high-net-worth individuals and eco-conscious consumers.
