Project Scope
Horwath HTL conducted a strategic value assessment for the proposed Waldorf Astoria Bali, ensuring alignment with Hilton’s ultra-luxury brand standards while maximizing the project’s market potential. This assessment required a detailed evaluation of the resort’s unique attributes, market demand, and financial outlook.
Our work began with a market analysis of Bali’s luxury tourism sector, focusing on high-net-worth travelers seeking exclusivity and bespoke experiences. We assessed demand drivers such as private villa accommodations, personalized wellness services, and access to unspoiled natural beauty. The analysis highlighted the growing preference for ultra-luxury resorts offering privacy and authenticity.
The assessment included a valuation of the site’s strategic advantages, such as panoramic views, beach access, and proximity to high-end tourist attractions. We also evaluated the competitive landscape, identifying opportunities to differentiate Waldorf Astoria Bali through personalized service, exclusive experiences, and integration of Balinese culture.
Financial analysis was a core component of the project, with revenue projections derived from premium pricing strategies for accommodations, F&B outlets, and wellness services. We also recommended ancillary revenue opportunities, such as curated cultural excursions and private event offerings.
Our strategic value assessment provided the client with a clear roadmap for delivering a world-class Waldorf Astoria property that meets the expectations of discerning travelers while achieving strong financial returns.
