Market Study and financial projections for a winery inspired urban resort hotel
Horwath HTL was mandated to conduct a market study with financial projections for a proposed winery inspired urban resort hotel to be located along the shores of Lake Ontario in Niagara's Wine Region.
Our consultants were engaged to conduct a market study and prepare financial projections for a proposed winery-inspired urban resort hotel. The client sought a detailed analysis of the project’s viability, ensuring a strong market positioning and a clear financial outlook before proceeding with development.
The engagement began with an in-depth market study, examining demand drivers, competitor offerings, and consumer trends within the urban resort and wine tourism segments. We analysed local and international benchmark properties, assessing pricing strategies, occupancy trends, and guest expectations. This was complemented by an evaluation of the wider tourism and economic environment, identifying factors that could influence the hotel’s performance.
Using the findings from the market study, we developed detailed financial projections, including revenue forecasts, operating costs, and profitability estimates. Key assumptions were carefully modelled, incorporating expected room rates, food and beverage performance, spa and wellness revenue, and event space utilisation. Sensitivity analyses were conducted to assess the impact of different market conditions, ensuring the client had a clear understanding of potential risks and returns.
Throughout the process, we worked closely with the client to refine the concept, ensuring it aligned with market demand while maintaining financial feasibility. Our analysis provided a well-founded basis for investment decisions, supporting discussions with stakeholders and potential funding partners. By delivering a clear, data-driven outlook on market positioning and financial performance, we enabled the client to proceed with confidence in the viability of their urban resort project.
