The study was to determine the future operating environment for the hotel in the market, the type of demand segments the subject hotel would attract, the best facilities and quality level for the hotel and the prospective financial performance of the hotel.
Project Scope
Horwath HTL was engaged to conduct a market and financial feasibility study for the proposed Grand Hyatt Hotel & Residences in Fort Bonifacio Global City, Metro Manila. The objective was to evaluate the development’s potential within one of the Philippines’ most dynamic urban centres and provide strategic recommendations to guide the project’s planning and execution.
The market study involved a comprehensive analysis of Fort Bonifacio Global City as a rapidly developing commercial and residential district. The analysis focused on current and projected demand drivers, including corporate business travel, leisure tourism, and residential demand, along with trends in the broader Metro Manila hospitality market. A competitive benchmarking exercise was undertaken to assess existing and upcoming properties in the luxury segment, identifying gaps and opportunities that the Grand Hyatt Hotel & Residences could address.
The study also examined the demand segments the property would attract, such as high-net-worth individuals, corporate executives, international tourists, and long-term residents. Based on this analysis, Horwath HTL provided tailored recommendations on the type and quality of facilities and services needed to meet market expectations. This included guidance on room configurations, dining concepts, meeting spaces, recreational amenities, and the integration of residential components into the development.
The financial feasibility study provided detailed revenue and expense projections, incorporating operational benchmarks and market conditions to estimate profitability. Sensitivity analyses were conducted to evaluate risks and ensure the financial robustness of the project under various scenarios. The study offered insights into the optimal pricing strategy and projected return on investment.
