Verde Monte Mixed-use Resort Concept Development and Feasibility Study
Horwath HTL Spain was commissioned to carry out a feasibility study by the owner of a site in Portugal's Algarve with planning permission for the development of an apartment-based holiday village.
Project Scope
Horwath HTL’s Spanish office completed a detailed study which involved a thorough analysis of the project’s potential using data on comparable projects both locally and internationally, prevailing and forecast market conditions. Key performance indicators such as ADR (average daily rate), occupancy rates, and residential sales prices were assessed, along with a focus on the impact of Other Operated Departments on the project’s overall positoning and revenue potential. Our comprehensive study provided critical insights for ownership to support future investment and the identification of a suitable brand and operating company.
The development of the Verde Monte Mixed-use Resort requires a comprehensive feasibility study to ensure its viability and potential for success. This study must address several critical aspects to provide a holistic assessment of the project.
A market analysis is essential to understand the demand for hospitality and mixed-use developments in the region. This involves analyzing local and regional tourism trends, identifying the target demographic, and evaluating existing competitors. Insights from this analysis will help position the resort effectively within the market.
The site evaluation focuses on the physical characteristics of the proposed location, including accessibility, environmental impact, and the availability of essential infrastructure. The site’s natural features, scenic appeal, and proximity to attractions significantly influence its desirability and operational feasibility.
Concept development is a key phase in establishing the resort’s unique identity. This includes defining the mix of accommodations, amenities, and services that will differentiate Verde Monte from competitors. Aligning these offerings with current market demand ensures the resort remains relevant and attractive to its intended audience.
Financial projections are central to the feasibility study, involving the development of detailed financial models to estimate revenues, expenses, and profitability. These projections must account for construction and operational costs, pricing strategies, and anticipated occupancy rates. The financial analysis will determine the project’s return on investment and long-term sustainability.
Regulatory compliance is another vital consideration. Understanding and adhering to local zoning laws, environmental regulations, and building codes are necessary to avoid legal and operational challenges. Engaging with local authorities early in the planning process will facilitate compliance and support the smooth progression of the project.
Risk assessment identifies potential challenges such as economic fluctuations, environmental concerns, or changes in market trends. By proactively addressing these risks, the project can develop mitigation strategies to enhance resilience and adaptability.
By addressing these components systematically, the feasibility study for Verde Monte Mixed-use Resort will establish a solid foundation for strategic decision-making, ensuring the project is financially viable, operationally sound, and well-positioned for long-term success.
