Horwath HTL conducted a comprehensive hotel valuation for the Orucoglu Thermal Resort, a renowned thermal and wellness destination. Our objective was to assess the property’s current market value, taking into account its operational performance, market positioning, and regional trends in thermal tourism.

The valuation process began with a detailed review of the resort’s financial data, including revenue streams from accommodations, F&B, wellness services, and ancillary facilities. We benchmarked these metrics against comparable properties in the regional and national thermal resort market to evaluate operational efficiency and growth potential.

Our team also assessed the unique value of Orucoglu’s thermal resources, considering their appeal to domestic and international wellness travelers. We factored in the resort’s physical attributes, including room inventory, spa facilities, and the condition of infrastructure, to adjust for necessary capital expenditures.

Additionally, the valuation incorporated projections of future performance based on trends in wellness tourism, regional economic growth, and potential operational improvements. The final report provided the client with a transparent and data-driven assessment of the resort’s value, highlighting actionable insights to enhance asset performance and maximize ROI.
