Market and Pre-Financial Feasibility for Integrated Theme Park Complex
Horwath HTL was instructed on a Market and Pre-Financial Feasibility and Concept Recommendation for a Largescale Integrated Theme Park Complex with Spa and Hotel Components to be located within the EU.
Project scope
Horwath HTL was engaged to conduct a Market and Pre-Financial Feasibility Study, along with Concept Recommendations, for a large-scale integrated theme park complex in the European Union. The project envisioned a multi-faceted destination featuring a theme park, spa, and hotel components, designed to attract both domestic and international visitors.
The study began with a detailed market analysis, evaluating the potential demand for an integrated theme park complex in the selected EU region. This involved an assessment of demographic trends, regional and international tourism flows, and the competitive landscape of existing theme parks and leisure facilities. The analysis also considered economic factors, accessibility, and infrastructure developments that could impact the project’s market potential.
The pre-financial feasibility phase focused on revenue potential and operational costs across the theme park, spa, and hotel components. Anticipated visitor numbers, average spend per guest, and length of stay were modelled based on industry benchmarks and comparable projects. Operational cost estimates included staffing, maintenance, utilities, and marketing, providing a preliminary understanding of the project’s financial dynamics.
Concept recommendations were developed to align the complex with market demand and consumer preferences. These included thematic design ideas, entertainment and activity offerings, and unique selling propositions to differentiate the project in a competitive market. Special emphasis was placed on integrating sustainability and wellness elements, reflecting emerging trends in leisure and hospitality.
The final deliverable provided a comprehensive overview of the project’s market potential and preliminary financial viability, along with strategic recommendations to refine the concept. Horwath HTL’s insights enabled the client to move forward with detailed planning and investment discussions, positioning the proposed integrated theme park complex as a standout destination in the EU leisure and tourism sector.
