Project Scope

Our office was commissioned by PT Buva, a leading hospitality investment firm, to perform existing and pipeline property assessments for their Alila-branded hotel portfolio. The primary goal was to evaluate the performance of current assets and assess the viability of pipeline projects to inform strategic investment and development decisions.

We began by conducting thorough evaluations of PT Buva’s existing Alila properties. This included analyzing financial performance metrics such as occupancy rates, ADR, RevPAR, and operational efficiencies. Property inspections were carried out to assess the condition of physical assets, compliance with brand standards, and guest experience quality.

Our team examined market conditions for each property, assessing factors like local tourism trends, competitive positioning, and demand drivers. We identified opportunities for operational improvements and market repositioning to enhance performance.

For the pipeline properties, we conducted feasibility studies to evaluate market demand, site suitability, and financial projections. This involved analyzing potential locations, development costs, regulatory considerations, and anticipated returns on investment. We assessed the strategic fit of each pipeline project within PT Buva’s overall portfolio objectives.

A comprehensive SWOT analysis was performed for both existing and pipeline properties. We provided recommendations on portfolio optimization, including asset enhancement strategies, potential divestitures, and prioritization of development projects.

The final deliverable was a detailed report offering actionable insights into the performance and potential of PT Buva’s Alila portfolio. Our assessments enabled the client to make informed decisions on asset management, investment strategies, and future development plans aligned with their business goals.
