Project scope
Horwath HTL was engaged by Ultimate Developers Ltd (UDL), under the auspices of the Rwanda Social Security Board, to conduct a feasibility study for a large-scale mixed-use development. The project envisioned 1,500 residential units, a hotel, and commercial spaces, designed to cater to the growing demand for modern, integrated urban developments in Rwanda.
Our role encompassed a comprehensive evaluation of the project’s viability, considering market demand, competitive positioning, and financial sustainability. The study began with an extensive market analysis to identify key trends in residential, hospitality, and commercial real estate. This included assessing demographic shifts, purchasing power, and demand drivers in Kigali and surrounding regions.
The residential component analysis focused on target market segmentation, pricing strategies, and the evolving preferences of middle- to upper-income households. For the hotel, we conducted a detailed competitor benchmarking study, examined occupancy trends, and forecasted room rate potential. Similarly, for the commercial spaces, we assessed tenant demand, leasing trends, and the potential for mixed-use synergies.
Financial modelling was a critical aspect of the study, providing UDL and the Rwanda Social Security Board with clear insights into the project’s return on investment and financial feasibility under various scenarios. Additionally, we evaluated potential risks and offered strategic recommendations to mitigate them, ensuring the project’s long-term sustainability.
The feasibility study delivered by Horwath HTL equipped the client with a robust decision-making framework, demonstrating the project’s potential to meet market needs while contributing to Kigali’s urban development objectives. Our work underscored the importance of strategic planning and market alignment in ensuring the success of mixed-use developments in emerging markets.
