Horwath HTL was engaged to deliver strategic advisory services for a internationally branded resort, focusing on the transition and optimisation of the management arrangement.
Project Scope
The engagement was structured in two primary phases. First, Horwath HTL collaborated with the client’s asset manager to clarify objectives, develop a comprehensive project plan, and establish robust evaluation criteria for the selection of a new hotel operator. This included the preparation of an Information Memorandum (IM) and the design of a transparent Request for Proposals (RFP) process, targeting a shortlist of leading international operators.
During the second phase, Horwath HTL managed the RFP process end-to-end-distributing confidential information, coordinating responses, facilitating site visits and presentations, and undertaking a rigorous evaluation of proposals. The team supported the client through benchmarking proposals with the latest industry trends and practice, independent advice, clarification, negotiation, and the finalisation of a Heads of Agreement outlining principal commercial terms.
Outcomes & Benefits to the Client
A key component of the engagement involved assisting the client with the identification and negotiation of a Property Improvement Plan (PIP) that met brand standards, while aligning with the client’s commercial objectives. This ensured that any required upgrades were both brand-compliant and cost-effective, safeguarding the client’s investment and operational goals.
Through this structured and independent process, the client benefited from enhanced negotiating leverage, confidence of the board of directors that a optimal management partner, and a balanced PIP had been secured. The outcome was improved asset value, operational performance, and risk mitigation in operator selection and contract negotiation.
