Project scope

Horwath HTL conducted a portfolio valuation and acquisition commercial due diligence for a portfolio of four hotels located in Thailand and the Philippines. The objective was to provide the client with a comprehensive understanding of the portfolio’s market positioning, operational performance, and financial potential, ensuring informed decision-making during the acquisition process.

The valuation process began with an in-depth analysis of each hotel in the portfolio, focusing on key factors such as location, property condition, brand affiliation, and operational efficiency. Market trends in both Thailand and the Philippines were thoroughly assessed, including visitor demographics, travel patterns, and the competitive landscape for each hotel’s market segment.

Operational performance metrics such as occupancy levels, average daily rates (ADR), and revenue per available room (RevPAR) were analysed for each property. This benchmarking exercise provided insights into the portfolio’s competitive strengths and areas for improvement. The due diligence also included an evaluation of the hotels’ management agreements, brand affiliations, and cost structures to assess their impact on profitability and long-term value.

The financial analysis incorporated revenue projections, expense forecasting, and cash flow modelling for the portfolio. Multiple scenarios were modelled to account for potential market fluctuations and operational risks, ensuring a comprehensive understanding of the portfolio’s financial sustainability. Capital expenditure requirements were also evaluated, highlighting necessary investments to maintain or enhance the portfolio’s market positioning.

The final deliverable was a detailed due diligence report that provided a valuation of the portfolio, insights into its current and potential performance, and recommendations to maximise its value post-acquisition. By delivering a rigorous and market-aligned analysis, Horwath HTL enabled the client to make an informed acquisition decision, ensuring the portfolio’s alignment with their strategic objectives and investment goals.
