Project Scope

Horwath HTL was engaged to provide master planning and financial feasibility services for the redevelopment of resorts across multiple sites within 120 hectares in the West Bali National Park. This initiative aimed to revitalise the existing resorts while adhering to sustainable development guidelines, ensuring harmony with the park’s rich biodiversity and cultural heritage.

The master planning phase commenced with an in-depth analysis of the park’s natural environment, including its diverse ecosystems, wildlife, and marine habitats. These insights informed the identification of suitable sites for redevelopment, ensuring minimal ecological disruption and integration with the park’s conservation goals.

A detailed market analysis was conducted to evaluate demand for eco-luxury accommodations in the region. We assessed trends in eco-tourism, adventure travel, and wellness tourism, along with guest preferences for immersive experiences in natural settings. Benchmarking against similar destinations provided insights into market positioning, pricing strategies, and service offerings that would appeal to both international and domestic visitors.

Horwath HTL’s planning recommendations included low-impact designs for the resorts, incorporating eco-friendly construction materials, renewable energy sources, and water and waste management systems. Emphasis was placed on preserving the park’s pristine environment while creating unique guest experiences, such as guided nature tours, marine exploration, and cultural programs in partnership with local communities.

The financial feasibility study included detailed revenue forecasts, development cost estimates, and return-on-investment analyses. Scenarios were developed to assess financial performance under varying market conditions, providing the client with a robust framework for decision-making.

By delivering a comprehensive master plan and feasibility study, Horwath HTL ensured that the redevelopment of the resorts aligned with global sustainability standards while enhancing the tourism potential of West Bali National Park.
