Feasibility Study for Historic Building Conversion

Our consultants were engaged to conduct a feasibility study for the conversion of a historic building into a hospitality-led development. The client sought to assess the viability of repurposing the property while preserving its architectural integrity and ensuring long-term commercial sustainability.
The engagement began with an in-depth analysis of the building’s structural and functional characteristics, evaluating its suitability for hotel or mixed-use development. We conducted a market study to assess demand for hospitality and complementary uses, benchmarking against similar heritage conversions and identifying key success factors. This included an evaluation of target demographics, pricing strategies, and competitive positioning within the local and regional context.
A financial assessment was undertaken, modelling potential revenue streams across accommodation, food and beverage, events, and ancillary offerings. Cost considerations, including restoration expenses, operational efficiencies, and funding options, were factored into investment projections. Sensitivity analyses were conducted to evaluate the impact of different market conditions and regulatory requirements on project viability.
Our findings provided the client with a clear roadmap for the building’s adaptive reuse, balancing commercial objectives with heritage preservation. By delivering a comprehensive market-driven assessment, we enabled the client to make informed decisions regarding investment, design, and operational strategy, ensuring the successful transformation of the historic property into a viable and sustainable development.
