Horwath HTL Spain was tasked with conducting a rental study for Hotel Terrassa Park, a mid-scale property located in Terrassa, near Barcelona. The objective of the study was to evaluate the fair rental value of the hotel, providing insights into optimal lease terms for the property’s owners and potential lessees.
Our analysis began with a detailed review of the hotel’s operational performance, examining key metrics such as occupancy rates, average daily rate (ADR), and revenue per available room (RevPAR). We compared these figures to other comparable hotels in the surrounding area, focusing on properties within the mid-scale segment that serve a similar mix of business and leisure guests.
In addition to analyzing the hotel’s performance, we assessed the local market conditions in Terrassa and the greater Barcelona region. This included a review of the demand for mid-scale accommodations, the competitive landscape, and the impact of local economic factors on hotel operations and rental values.
The study also considered the condition and facilities of Hotel Terrassa Park, including its room offerings, meeting spaces, and other amenities, to determine how these elements could influence rental pricing.
Based on this comprehensive analysis, we provided the client with a fair market rental valuation, helping them establish appropriate lease terms for negotiations.
