Asset Management for Delta Hotels by Marriott
Horwath HTL was appointed as Asset Manager and Owner’s Representative for an international property owner and acted as the primary liaison between the local operator, the technical asset manager, the tax advisor, and the owners.
Project Scope
The Horwath HTL team provided comprehensive asset management services for Delta Hotels by Marriott in Germany, focusing on optimizing operational performance, enhancing financial returns, and ensuring alignment with Marriott’s brand standards.
We conducted a thorough analysis of the hotel’s operations, including front desk procedures, housekeeping efficiency, food and beverage services, and overall guest experience. By identifying areas for improvement, we implemented process enhancements to streamline workflows, reduce costs, and elevate service quality. This included staff training programs to enhance customer service skills and the adoption of technology solutions to improve operational efficiency.
Our team developed tailored revenue management strategies to optimize room rates and maximize revenue per available room (RevPAR). We analyzed market demand patterns, competitive pricing, and seasonal trends to implement dynamic pricing models. Additionally, we reviewed the hotel’s cost structures, identifying opportunities for expense reduction without compromising service standards, thereby improving overall profitability.
Ensuring adherence to Marriott’s brand standards was a key focus. We conducted regular audits to assess compliance with brand guidelines, including service delivery, facility maintenance, and guest satisfaction metrics. Where deviations were identified, corrective action plans were developed and implemented to maintain brand integrity and enhance the guest experience.
We provided strategic planning services, including the development of capital expenditure plans to prioritize investments in areas with the highest return on investment. Regular performance reports were prepared for stakeholders, offering insights into key performance indicators and progress toward strategic goals.
