Our office was engaged by SC Global, a prominent real estate development company, to conduct comprehensive existing and pipeline property assessments related to their prospective acquisition of Citadines Kuta in Bali. The primary objective was to evaluate the current performance and future potential of the property to inform SC Global’s investment decision and strategic planning.
The project commenced with an in-depth analysis of Citadines Kuta’s operational and financial performance. We reviewed historical data on occupancy rates, average daily rates (ADR), revenue per available room (RevPAR), and guest demographics. A thorough property inspection was conducted to assess the condition of facilities, compliance with regulatory standards, and alignment with the Citadines brand specifications.
Our team evaluated the local market dynamics by analyzing tourism trends in Kuta, including visitor profiles, seasonal demand fluctuations, and the competitive landscape. We identified key market drivers and potential risks, such as market saturation or changes in tourism policies, that could impact the property’s performance.
We also assessed the pipeline of upcoming properties in the region that could affect future supply and demand balances. This involved analyzing planned developments, projected entry dates, and their potential impact on market competition.
A SWOT analysis was performed to identify strengths, weaknesses, opportunities, and threats associated with the acquisition. We provided strategic recommendations on potential value-add initiatives, operational improvements, and market positioning strategies to enhance the property’s profitability post-acquisition.
The final report furnished SC Global with a comprehensive assessment of Citadines Kuta, including detailed financial projections and market insights. Our analysis enabled the client to make an informed decision regarding the acquisition and to develop a strategic plan for integrating the property into their portfolio.
