The Client required an assessment of the opportunity for developing a niche demand segment accommodation property in a relatively remote, but iconic, location in regional Tasmania.
Project Scope
Horwath HTL was engaged to assess the potential for developing a niche demand segment accommodation property in a remote but iconic location in regional Tasmania. The project involved identifying market opportunities, refining the concept configuration to capture multiple market positioning opportunities, and providing financial and design guidance to support the proposed resort development.
The engagement began with a detailed market opportunity analysis, focusing on the site’s unique appeal to specific traveller segments, including eco-tourists, experiential travellers, and high-value leisure guests. A benchmark analysis was conducted to evaluate the performance and trading metrics of comparable resort-style properties in similar locations, enabling accurate estimates of potential occupancy rates and average room rates.
Based on these findings, Horwath HTL developed financial projections for the proposed concept, including revenue forecasts, operational cost estimates, and return-on-investment analysis. These projections were complemented by sensitivity testing to account for market fluctuations and ensure the financial sustainability of the project.
In addition to market and financial assessments, Horwath HTL led collaborative workshops with architects and landscape service providers to address the specific design requirements of the proposed resort. This included incorporating sustainable design principles, ensuring the concept capitalised on the site’s natural beauty, and creating a layout that enhanced the guest experience while preserving the local environment.
The final recommendations delivered a cohesive plan for a niche resort development that aligned with market demands, maximised the location’s iconic status, and ensured long-term viability. This project demonstrated Horwath HTL’s expertise in integrating market research, financial planning, and design collaboration to support the successful realisation of unique hospitality developments in remote locations.
