Feasibility Study for Proposed Hotel Development

Horwath HTL was engaged by a private equity real estate firm to analyze the proposed hotel site and competitive hotel market to provide hotel development recommendation, performance projections and prospective financial cash flows.


Project Scope

Our team was engaged to provide consultancy services for the development of a proposed hotel in Mandalay, Myanmar. The project aimed to deliver a contemporary, high-quality establishment that would cater to both international and domestic travellers, while aligning with the local cultural and environmental context.

We commenced the project with an in-depth feasibility study to assess market demand, competitive positioning, and the economic viability of the proposed concept. This involved extensive market research, site assessments, and stakeholder consultations. Using this data, we developed detailed financial projections and provided recommendations on the most suitable scale, positioning, and facilities for the hotel.

Following this, we prepared a comprehensive business plan and operational framework. This document outlined key strategic goals, operational models, and management structures to support long-term success. To ensure the project aligned with best practices in sustainability and local regulations, we collaborated with architects and local planners, integrating environmentally conscious design principles into the proposed structure.

As part of the process, we also worked closely with the client to define the branding and guest experience strategy, ensuring it would resonate with the target market. This included recommendations on interior design, service offerings, and dining concepts, emphasising Mandalay’s rich cultural heritage.

By delivering clear, actionable insights and tailored recommendations, our team helped the client lay a solid foundation for the development of the proposed hotel.
