Conceptualization of a Hotel, Residential, and Cultural Project at Fazenda da Feiticeira.
Our consultants were engaged to develop a mixed-use conceptualisation for Fazenda da Feiticeira, integrating a hospitality offering with cultural, wellness, and experiential components. The client sought to explore development opportunities that would enhance the estate’s appeal while ensuring long-term commercial sustainability.
The engagement began with an in-depth assessment of the property’s unique attributes, historical significance, and natural surroundings. We analysed visitor trends, market demand, and the potential for positioning Fazenda da Feiticeira as a destination for high-end leisure, wellness retreats, and cultural tourism. This involved benchmarking against similar heritage and nature-driven hospitality projects, identifying key success factors and differentiation opportunities.
A detailed market study was conducted to evaluate demand for boutique accommodation, spa and wellness experiences, farm-to-table dining, and curated cultural programming. The study also explored synergies between hospitality and other potential uses, such as private residences, event spaces, and agritourism initiatives. Operational models were assessed to determine the most effective approach to management and branding, ensuring alignment with both financial objectives and the estate’s character.
Based on these findings, we developed a strategic framework for the project, outlining recommended development phases, potential investment structures, and revenue projections. Our work provided the client with a clear roadmap for transforming Fazenda da Feiticeira into a distinctive, market-driven destination while preserving its cultural and environmental integrity.
