Horwath HTL was engaged to provide a high-level assessment of a master plan concept for a fully integrated, large-scale mixed-use tourism and residential development on an island in regional Queensland. The objective was to evaluate the concept’s alignment with market requirements and its potential to meet future demand, ensuring the project’s feasibility and strategic direction.
The assessment began with an evaluation of the proposed master plan’s components, including tourism infrastructure, residential offerings, and complementary facilities. This involved analysing the balance between tourism-focused elements, such as accommodation and leisure activities, and residential features to ensure optimal integration and appeal to target markets.
A detailed market review was conducted, focusing on regional tourism trends, demand drivers, and competitive developments. This included analysing visitor profiles, seasonal travel patterns, and the potential for the project to differentiate itself as a unique island destination in Queensland’s broader tourism landscape.
The study also reviewed the functional layout of the master plan, examining accessibility, environmental sustainability, and the placement of key facilities to optimise guest and resident experiences. Recommendations were made to enhance the design’s market appeal while addressing logistical and operational considerations.
