Feasibility and concept development for an existing development which will consist of seven premium-grade office towers, a mall, a wellness center and a new luxury hotel The extension includes 50,000-square-meter office tower (the home to Fortune 500 companies, for a total of 45,000 highend multinational workers), a 50,000-square-meter retail mall, and a five-star lifestyle hotel, along with a 7,019-square-meter area designated for wellness facilities.


Project scope

Horwath HTL was engaged to conduct a feasibility study and concept development for an ambitious mixed-use development in Beijing. The project involved integrating seven premium-grade office towers, a high-end retail mall, a dedicated wellness center, and a new luxury lifestyle hotel into an existing development. The proposed extension encompassed a 50,000-square-meter office tower housing Fortune 500 companies, a 50,000-square-meter mall targeting affluent shoppers, a five-star lifestyle hotel, and a 7,019-square-meter area designated for wellness facilities.

The feasibility study began with a comprehensive market analysis of Beijing’s commercial, retail, hospitality, and wellness sectors. For the office component, the study assessed demand for premium-grade office spaces, focusing on attracting Fortune 500 companies and catering to approximately 45,000 high-end multinational workers. For the retail segment, the analysis explored opportunities to position the mall as a destination for luxury and lifestyle shopping, leveraging its synergy with the office and hotel components.

The hotel feasibility study examined the growing demand for five-star lifestyle accommodations, driven by Beijing’s status as a global business hub and tourist destination. Competitive benchmarking identified gaps in the market, allowing the development of a concept tailored to discerning business and leisure travelers.

The wellness center’s concept was designed to meet the needs of office workers, hotel guests, and local residents, incorporating facilities such as fitness studios, spa treatments, and holistic wellness programs. The 7,019-square-meter wellness area was positioned as a key differentiator within the development, aligning with global trends in wellness-focused urban living.
