Horwath HTL was engaged to provide expert appraisal services for a recently destroyed luxury resort in Napa Valley, focusing on reviewing the potential buyer group and determining an assumed land value range. This project required a nuanced understanding of the Napa Valley market, the luxury resort sector, and the implications of the property’s condition post-destruction.
The engagement began with a detailed market analysis of Napa Valley’s hospitality sector, assessing the region’s unique appeal as a premier destination for luxury travel, wine tourism, and high-net-worth visitors. We evaluated historical performance metrics of the destroyed resort, including its previous positioning, guest demographics, and competitive market share, to establish its baseline value before the event.
