They were looking to include a community-centric lifestyle boutique hotel as a part of their mixed-use development.
Project Scope
Our team was engaged by a predominantly African-American megachurch in Chicago, with over 8,500 members, to conduct a feasibility study and provide development consulting for a community-focused lifestyle boutique hotel. The hotel was envisioned as a key component of a mixed-use development aimed at enhancing community engagement and economic development in the neighbourhood.
The project began with an in-depth market analysis to evaluate the viability of a boutique hotel in the local context. This included assessing demand drivers such as cultural events, nearby institutions, and visitor trends, as well as analysing the competitive landscape of lifestyle hotels in the Chicago area. Particular emphasis was placed on aligning the project with the values and aspirations of the church community, ensuring that the development would serve as a beacon for inclusivity and cultural enrichment.
We explored various operational models and market positioning strategies to integrate the hotel seamlessly with the broader mixed-use development, which included retail, dining, and community spaces. The concept was designed to celebrate local culture, with features such as art installations by local artists, wellness programmes, and event spaces to foster community interaction.
Our feasibility study provided actionable insights on financial projections, funding options, and potential risks. We also identified brand and operator partnerships that aligned with the client’s vision of creating a socially impactful and financially sustainable hotel.
The resulting plan balanced the economic goals of the project with its mission to serve as a hub for the church and local community.
