Horwath HTL was engaged by the owners of Amilla Fushi, a luxury resort in the Baa Atoll, Maldives, to provide an opinion of value for refinancing purposes. The engagement required a thorough evaluation of the resort’s current performance, competitive positioning, and financial potential to support the owners’ refinancing objectives.
The valuation process began with an in-depth analysis of the resort itself, including its physical condition, operational efficiency, brand alignment, and guest experience offerings. Key operational metrics such as occupancy rates, average daily rate (ADR), and revenue per available room (RevPAR) were reviewed to assess historical performance and identify areas of strength and potential improvement.
A competitive market assessment was conducted to benchmark Amilla Fushi against comparable luxury resorts in the Maldives. This included an analysis of market trends, demand drivers such as international tourism patterns and high-net-worth traveller preferences, and the competitive advantages offered by Amilla Fushi within the luxury segment. The Baa Atoll’s UNESCO Biosphere Reserve status was also considered as a unique value proposition for the resort.
The study incorporated financial projections to estimate future performance under various market scenarios. Revenue forecasts, operating cost analyses, and profitability projections were developed based on both historical data and anticipated trends.
