Project Scope

Horwath HTL’s Swiss office was engaged to conduct a feasibility study and oversee the operator search and conclusion of a Hotel Management Agreement (HMA) for a proposed new hotel. The project required a structured approach to evaluate the development’s viability and identify the most suitable operator to ensure long-term success.

The feasibility study began with an in-depth market analysis, focusing on demand generators, competitive benchmarking, and regional economic trends. This included assessing the potential market positioning of the proposed hotel and identifying the optimal facilities and services required to meet target guest expectations. Detailed financial projections were developed, including revenue forecasts, operational cost estimates, and return-on-investment calculations to provide the client with a clear understanding of the project’s viability.

Following the feasibility study, Horwath HTL led the operator search process. A comprehensive evaluation framework was designed to identify operators whose brand, expertise, and strategic vision aligned with the project’s concept and market positioning. The process included reviewing operator credentials, conducting interviews, and negotiating terms to secure a partnership that would enhance the property’s appeal and ensure its competitive performance.

Horwath HTL then facilitated the negotiation and conclusion of the Hotel Management Agreement, ensuring the terms were favourable and aligned with the client’s financial and operational goals. This included advising on key contractual elements such as performance metrics, fee structures, and operational responsibilities.

The result was a seamless process that provided the client with a well-founded development strategy and a trusted operating partner, setting the foundation for a successful hotel launch in the Swiss market.
